PJ LIVESEY REVISES ORIGINAL PLANS TO BOOST SOUGHT AFTER HOUSING STOCK
PJ Livesey has announced the purchase of Needham Hall of Residence in Didsbury from Manchester Metropolitan University. The national conversion specialist initially inherited an outline planning consent for a new build development of 42 apartments and 6 townhouses, with the existing building estimated as providing a further 11 units, but has since submitted a revised application for just 46 units to include 27 townhouses and 8 apartments.

As the single biggest developer of listed buildings in the UK, with a reputation for craftsmanship and attention to quality and detail, PJ Livesey's developments are always built to preserve the integrity of the original building and to protect and complement the local environment.  The company made the decision to focus on townhouses after reviewing the amount of apartments already available in the surrounding area and noting that larger homes are at a premium in Didsbury.

The overall height and scale of the new build proposals are similar to those of the existing halls of residence on site and PJ Livesey has worked to stay in line with the outline consent in terms of size and massing. New proposals comply with existing Tree Preservation Orders (TPO) and many of the parking spaces are located underground, with reduced surface parking allowing for a greener and better landscaped area within the site. No building work will start until full planning permission has been granted for the new proposals.

Land and estates director, James Woodmansee comments: "Our aim is to create a mix on the development which represents the needs of the local community. Our brand is associated with quality rather than quantity and we are extremely proud of our reputation. It's not in our interests to over develop or to build any properties that do not enhance the locale."

With a pedigree spanning almost 30 years in this specialist market, the company has been responsible for the restoration and development of some of the UK's most prestigious addresses. This track record of success has made the company a valuable partner to other guardians of the built environment, including English Heritage, the Royal Society of Historical Monuments and Buildings and Georgian and Victorian Societies across the UK.
